Brickell Key

A man-made island of condo towers floating off Brickell at the mouth of the Miami River, gated and self-contained.

What It Is

Brickell Key is an artificial island just off the Brickell shoreline, sitting where the Miami River meets Biscayne Bay. Built up from dredged fill and developed over decades, largely by Swire Properties, it holds a dense cluster of high-rise condominiums, a hotel, and offices, reached by a single bridge. The result is a manicured, walkable enclave with bay views on every side and a controlled point of entry.

Why It Matters

The island is Brickell's logic taken to its conclusion: scarce, secure waterfront packaged as vertical luxury for a globally mobile buyer. During the LatAm Capital Era, that buyer is often Latin American, drawn to a dollar-denominated, low-volatility place to hold real estate within sight of the financial district. Brickell Key also previews the model Swire would scale up on the mainland with Brickell City Centre, making it a small, early test of the dense Brickell that followed.
