The Tech / Finance Migration
What Happened
The specifically tech-and-finance strand of the broader northern migration began with the pandemic and a tweet. In December 2020, when a venture capitalist mused about moving the tech industry to Florida, Mayor Francis Suarez replied, "How can I help?" — a line that went viral and became the slogan of a "Miami movement." Founders, venture capitalists, and engineers who had been eyeing the exits from San Francisco and New York started arriving.
The decisive validation came from finance. In 2022, Ken Griffin announced he was relocating his hedge fund Citadel and his market-maker Citadel Securities from Chicago to Brickell — the strongest signal yet that serious money, not just snowbirds, was moving south. Developers and dynasts like Stephen Ross poured capital into office and residential towers to house the newcomers, and a crypto boom gave the moment its giddy, volatile edge.
Why It Mattered
The tech-finance migration repositioned Miami. The Latam Capital Era had made it the capital of Latin American money; this wave layered a Northern, Anglo, tech-and-finance elite on top, and for the first time made Miami a credible domestic rival to New York and San Francisco rather than only a hemispheric hub. The combination — banking both Latin American wealth and American tech-finance wealth — is potent and distinctive.
It also drove the Brickell office and residential boom and, with it, the affordability crisis that defines Miami in the 2020s. The wave made some rich and made the city markedly harder for ordinary residents to afford.
Where You See It Today
Brickell is the epicenter — Citadel's presence and a wave of new towers reoriented the financial district around the newcomers — with Coconut Grove a favored residential choice. The high costs the wave drove are felt everywhere, and whether the influx proves durable or cyclical is one of the open questions of the present.
